Judy Zeder quoted in today’s Miami Herald “Foreclosure Lag Spurs Price Gains”, Page 2A. “Judy Zeder, a luxury real estate agent with Esslinger-Wooten-Maxwell Realty said inventory has declined so sharply in places like Pinecrest, Coral Gables and Kendall, that home prices here could continue to rise for the foreseeable future. “There’s a stabilization in the market” she said. “If a home is well priced, it’s off the market pretty quickly.”

The article reviews values in a few markets, including Miami. The article also points out that the Miami market’s average home sales have flattened rather than declined in the past six months. The publication featured a home that The Zeder Team has under contract at 13200 Old Cutler Rd. in Pinecrest, FL. The following is an excerpt:
“The six bedroom home in Pinecrest, FL was originally listed for 2.95 million in 2009. A series of price cuts made the most recent asking price $2.15 million, a nearly 30% discount. The home is now in contract for close to, but under the asking price. Judy Zeder with EWM Realtors is on both sides of the deal.”
